Vox is a £70m build-to-rent scheme project that has transformed a disused industrial site in Castlefield, Manchester, into a highly-sustainable development. It’s been described as one of the city's most exciting buildings, bringing a sleek, retro and rather Scandinavian vibe to the city. A ten-minute walk from the city centre, the 280-apartment scheme includes a ground floor convenience store, landscaped public realm and a roof-top running track. For our net zero benchmarking study on Vox, Glenbrook challenged us to review the existing, already high-performing design principles and take an even more forensic approach to evidence the building’s whole life embodied carbon footprint. We found that a further 24% reduction in whole-life emissions could still be viably achieved with targeted areas for improvement, predominantly through air source heat pumps, greater focus on occupancy behaviour, and offsetting emissions off site. 🧱 What a beauty! 🧱 No, really - this chimney might even be one-of-a-kind. How so? This is The Creamery, part of The Newt in Somerset. We got on board to help Stonewood Design update this Victorian building, whilst retaining as many original features as possible - including its landmark brick chimney. However, this proved something of an engineering challenge - in order to make the fireplace visible from three sides, this 18m tall freestanding masonry chimney, built in the 1900s, would have needed external support. That wasn't quite in keeping with the desired aesthetic, so we got to work researching historic masonry chimneys. Our solution: to dismantle and rebuild it, brick by brick, using steel rods that are tightened, effectively sandwiching the masonry together. This looked more authentic to the original architecture, but met modern safety standards. Post-tension masonry is extremely rare in chimney design, meaning this one may even be the only one of its kind. Take a look at the finished project below 📸 👇 And keep your eyes peeled for more about The Creamery - coming soon.... 👀 #structuralengineering #structuraldesign #masonry #heritage
Brickwork An in depth look at the beautifully constructed and detailed brickwork at our creamery project in Somerset. The brickwork is a combination of recycled local bricks and imperial-sized, handmade new bricks akin to that of the original building, and with similar bullnose details. The building’s landmark chimney was found to be structurally unstable, and had to be taken down brick-by-brick and rebuilt with a more stable internal structure. The engineering work involved in the reconstruction of the chimney was extremely unique owing to how rare it is for a chimney of this scale to be rebuilt in the UK. And to add more complexity, the base of the chimney has been designed to be open on all four sides. With healthcare a major contributor to the public sector's carbon emissions, it's no surprise that achieving net zero targets currently feels a long way off for the NHS. However, Mark Walker argues, with some lateral thinking and a strategy focused on modernising healthcare delivery, decarbonisation could be more attainable than previously thought - and bring some additional benefits too. The recent changes to planning rules that once again make onshore wind projects in England a possibility creates a host of new renewable energy opportunities. However, there are also challenges that will need to be overcome - not least how these new sources are connected to the National Grid ⚡. One way around that, argues our divisional director Josh Bullard, is to integrate offshore wind into new property developments, avoiding the need for a grid connection and benefiting the local community - provided that the location is suitable Check our Josh's thoughts in full in the latest issue of Property Week. What are the key concerns for data centre operators when it comes to fire? Although it can set them back millions, it's not just the physical impact of a potential fire that keeps them up at night. The top priority is to avoid cutting the power to the equipment. Why? Customers are dependent on digitally stored information, and are paying to store it there, so no data centre can afford downtime – it could be a breach of contract. This means data centres require a bespoke and expert fire safety solution: there isn’t a single fire protection solution for an entire data centre. Read more about the challenges of developing fire-safe design, along with other design considerations for data centres, here: https://lnkd.in/ePnUeJMZ #datacentres #firesafety #firerisk
