Zillow doesn't know if cats sprayed all over the house...

Does Zillow know how much that house is worth?



A lot of people go on line to look at their house value.  I mean, why not? It's kinda fun!

Yes, I said fun.  Looking up "Zestimates" to compare what your neighbor's house is worth compared to yours can be amusing - especially if you have similar homes and they have updated their home and you have not and it's showing yours at value higher.  Many see this and gloat inside a little.

But when you need accurate numbers for selling or refinancing, it's no longer about fun.  It's about money.  And when it's about money, it's serious.

In order to understand why Zestimates are fun and not accurate, you need to understand what affects a home's value.  See the Top Factors that affect your home's value.

Zillow's algorithms can estimate location and market sales and tax data but there is no algorithm to determine the condition of a home or see if the home has had square footage added in a remodel.

So I just picked on Zillow here but they aren't the only website automatically "estimating" home values (their estimates are a bit of a running joke in the real estate community just because they were one of the first to do it).

If you really need to know your home value for selling or refinancing, seek professional help.  Have an agent come out and work with you to get a correct value and avoid surprises. Again, when it's about money, the only good surprise is winning it!

BUYERS - the estimate is not reliable for sellers, it's NOT reliable for you either!  You can't base your offer on some online estimated value!

Market Value, Tax Value, Appraisal Value, Automated Value Calculation...

HOME VALUATIONS - They are all COMPLETELY different!

What's the difference?


Fair Market Value, or FMV, is the price a home should sell for under "normal" market conditions. "Normal" is a subjective term, but it generally means that the local housing market is not in distress due to a large number of foreclosures or a recent natural disaster like an earthquake or hurricane. FMV is usually determined by comparing the property to similar properties within a mile radius, and is based upon what price these similar homes sold for within the past 6-12 months.

A home's Tax Assessed Value, or TAV, is usually a percentage of the property's FMV. Most states assess homes at 80% or 90% of FMV though some states assess at 100%+. Some counties around the country, especially in areas with depressed housing markets, only reassess homes every five or 10 years due to the high cost of the reassessment process.
When the taxing authority reassesses, they usually have what is called, "Assessor Agents." These agents are not Appraisers. They will use a model called "mass appraisal." This model is not reflective of a true Appraisal. The tax value is called, "Assessment." 
Usually, in-between re-assessments, the Assessor will record the new sales price, because the property is usually appraised. This sales price, after closing, normally becomes the new "Assessment." 

An evaluation of a property's value based on a given point in time that is performed by a professional appraiser during the mortgage origination process is called Appraisal Value. The appraiser is usually chosen through an assignment system as requested by a lender, and the appraisal is paid for by the borrower.  It is based on comparable, nearby, closed sales in the last 6 months.
In a typical, healthy, economy, then typical appraisal methods are best.The two appraisal types are cost approach to value and the income approach which is highly significant when considering rental markets. There is nothing that can be compared to an Appraisal. 

Automated and/or online valuations are the generally the least accurate. These are very popular and can be found around the web. They are primarily used as advertisement to get visitors to a website. They are formulated values based on an algorithm that scrapes the web and public records for any information it can find, accurate or not, to generate an "automated value" for a home. It's not just the data sources that make these estimates so inaccurate but the lack of actual knowledge about the property being estimated when it comes to condition, value-added features, etc.

The most accurate values are generated by skilled professionals.

4 Horrible Real Estate Mistakes to Avoid

Avoid costly mistakes. Ask a professional.
Most people make horrible mistakes simply based on a lack of knowledge. That means you can avoid mistakes by simply getting information from a credible source BEFORE you make decisions.

Here are four mistakes in real estate you can avoid by simply having a little information.


When Selling a Home

1) Don't hire just any agent to sell your house:
All real estate agents are not the same. You want to look for those who are familiar with your neighborhood and are top producers. Ask the agent how they plan to market your house, what you can do to make the place more attractive to prospects and how much you should ask. Don't simply choose an agent because they offer the lowest commission or give you the highest listing price.  After all, none of that matters if your home doesn't sell.

When Buying a Home

2) Don't skip a home inspection:
Failing to make your purchase contingent on a satisfactory home inspection could be a costly mistake. Independent home inspectors examine houses inside and out. They'll be able to tell you whether the roof or basement leaks, whether the mechanical systems are in good shape and how long the appliances should last. They can't report on things they can't see, but at least their trained eyes are better than yours and they are not emotionally attached to the home like you are. So don't pass just to save $300-$500; that's money well spent.

When Remodeling a Home

3) Don't fail to check out a remodeler:
Never, ever hire a contractor who knocks on your door or says his prices are good for only a few days. Reputable remodelers don't solicit door-to-door, and they don't cut prices just because they happen to be in your neighborhood. Check out a potential contractor thoroughly by calling several of his past clients, your local better business bureau, his bankers and suppliers, and your local consumer affairs agency.

If a contractor asks for more than a third of the contract price as a downpayment, chances are something's wrong. At worst, he's a scam artist who has no intention of returning after he cashes your check. At best, he's undercapitalized and can't afford to purchase materials on his own. Or, in between, he could be using your money to pay workers on another job. Never give a contractor cash, either.

TIP: Before you choose a remodeling project, consult a real estate professional.  Some projects increase resale value and some are just for your personal enjoyment. It's good to know which are which.

When Refinancing a Home (or Obtaining a New Mortgage)

4)  Don't grab the first low rate you see:
Promotional ads are designed to lure you in and there is often a lot of fine print. Make sure you know the terms of your current loan before you go shopping for a mortgage and take notes to compare at least three lender programs.

When purchasing a home, a good loan officer will help you find the best program based on the area and type of home you are looking to purchase in additional to your personal finances.

TIP: Occasionally, a slight boost in your credit or better debt ratios can get you a better loan.  Be sure to ask the lender if this applies to your situation.

7 Tips to Improve Your Home's Value

First impressions count.

Similar to a fresh coat of paint for a room, a yard that has the grass cut nicely goes a long way. You don't need to hire a landscape architect, but you want to make sure that your yard looks clean and nice.
Walk outside and look at your front yard and the front of the home. Does the front of the house need paint or residing? Are there any broken windows or shutters that need repair? Does the yard need cleaning?
Be sure to pick up any items in the yard, position trash bins so that they are not visible from the street and any other general cleaning / maintenance that might be needed.
