$89 sq/ft REO in Eastvale


Before you jump all over my butt, I know this will probably sell for more. But, the mere fact that it has listed for $89 sq/ft as an REO will encourage more and more listings to go low.

12492 Feather Dr. This home is actually on the East side of Hamner ave putting it in Mira Loma but it is still in the Eastvale area. It's a big one at 4220 sq/ft and it has 5 bedrooms and 4 baths. It has just listed as an REO for $375k or $89 sq/ft. There's also another REO that listed today at $93 sq/ft in the same tract (12245 Ashcroft). It says that ones a fixer so it may have some damage inside.

Over in the Corona side of Eastvale we have one hitting the market today at $98 sq/ft. 13840 Peach grove is the adress if anyone wants to run over. This one is listed nearly 50% off it's previous sale of $750K. Also an REO.

Delusional seller of the year award



This home is the epitome of what is wrong with this market. It has a delusional seller asking a ridiculous price and it has been listed by illiterate Realtor that should have smacked the seller in the head when he heard his asking price.

The award for the most delusional seller in the IE goes to the guy trying to sell
5272 Dood ST, Mira Loma, CA 91752. Dood st... As in DOOD you are high if you think your house has gone up 544% since 1999.

This home almost qualifies as a real homes of genius award winner in addition to the delusional seller award. The home look like it was decorated as part of a haunted house or possibly a tacky 1960s theme restaurant. We can also give the Realtor (JAVIER ALVAREZ) an honorable mention for the ridiculous description. I've highlighted the spelling errors for your amusement.

All Caps, a multitude of spelling and grammatical errors and then there are the colorful exaggerations. Beautiful ranch style? What part exactly is beautiful? This lovely house will accommodate my GUESS (I guess I have no idea what he is talking about). What the hell is a "3 house barns stables"? I assume he means that there are two units and a barn but then again I don't speak realtor. That sure is a nice pool too, with its au naturale green water.



This guy picked up this gem in 1999 for $146k. Now, 8 years later he thinks this POS has gone up a whopping 544%. That works out to $81K per year. Who needs to work when your house is earning $81k per year? I would not even offer $146k for this thing today. It's a gaudy mess in a terrible area that is polluted by the Stringfellow acid pits. Not only do you have to fear for your life but your kids might grow another set of limbs. If none of that matters to you then you can pick up this little piece of heaven for $795k.

Another bank takes it in the ***


Moving North we check in with Mira Loma.

6251 Ruby Crest WAY, Mira Loma, CA 91752, Here we have your typical McMansion. This is a 4 bed 2.5 bath home and it is 4693 sq/ft (with only 4 beds and 2.5 baths where the hell did the other 2000 sq ft go?) This home is Fwy close, in fact you probably have a nice view of it from the Master bedroom. Don't worry you get used to the noise....so I'm told. I will admit that those hardwood floors are beautiful! But they sure as hell don't match the kitchen cabinets and that granite looks like puke. Our home-loser bought this castle in July of 06 for a whopping $770k. (WHO the hell would ever pay $770k for anything in Mira Loma. So anyway, they can't even manage to keep this thing for a year. I'm guessing they never made a payment and it took the bank that long to get them out. The bank finally gets this landmine back it June of this year. The have had it on the market ever since. Currently it sits with and asking price of $589k, $123 a sq/ft. Think any one will bite?

So this home has lost $191k in a year and it's final total loss is anyones guess. It's in a terrible area (unless you like the smell of cow you know what), traffic is horrendous and the freeway is right behind it. Yup this ones a winner.
