SETTING

The house sits above Llandudno Beach in an exclusive suburb of Cape Town. Next door, a nature preserve provides a place to hike and a guaranteed view. The neighborhood association has prevented the advent of stores, hotels and other business interests, although the community does have its own church and school. Just over the hill, the fishing village of Hout Bay has shops, restaurants and bars.

INSIDE

The main house and a lower-level apartment share a foyer. There are skylights in the kitchen and a gas fireplace in the living room that provides enough heat for the whole house. The house has pale pine floors; the kitchen countertops are also made of pine. The main house has four bedrooms and three baths.

The apartment has two bedrooms, plus a small room suitable for a nursery or office. The living room opens onto a covered balcony with ocean views. For safety, the house has perimeter alarms, and interior alarms that can be set separately for the main house and the apartment.

OUTSIDE

Parking is at a premium this close to the beach, but this house has space for six vehicles in the driveway outside, and in a garage there is a dual-level lift system that can accommodate two cars on each level. The current owner had this installed for his collection of antique cars. There is a small lawn and garden beside the pool. On the property’s north side, a mountain stream runs toward the sea. A private staircase leads to the beach. In the winter, the waves toss kelp onto the sand. The area has public tennis courts, and trails for hiking and mountain biking. Llandudno Beach is popular with local surfers, and the Big Wave Africa surfing competition is held in nearby Hout Bay every year in June.

30 minutes by car from Cape Town International Airport. Downtown Cape Town is a 15-minute drive.

WHO BUYS IN LLANDUDNO

Adrian van Varik, managing director of Synergy International Property Consultants, said about half of Llandudno’s 230 homes are occupied full-time. The rest are vacation homes, and many are used as short-term rentals. Most foreigners buying property in Llandudno are from Great Britain, Ireland, Germany and the Netherlands. Buyers also come from Portugal, Italy and Greece, he said.
