For me, mastering something isn't just about getting better at what I do; it's also about eliminating the barriers and distractions that hinder my progress. In the beginning of every stage of my CRE career, I had a mentor. Even when I was an asset manager, with CRE knowledge, working for a CRE PM firm, I still had a great boss [remember AM's are employees] who became my mentor. I also had a mentor when I was an AM who was our company local council. Wow, nothing like having a seasoned high level attorney as a mentor. I learned a great deal. Then when I flipped over to being a CRE broker, I took all that I had as an AM and used it in brokerage. Easy, right? WRONG !!! even as a seasoned CRE professional, my mindset was that of an AM, not a broker. So the owner of the firm that hired me as a CRE broker became my mentor. Then as I grew as a broker, and our firms merged, one of the seasoned founding fathers of my market CRE became a mentor, as it pertained to more legal issues, and to be a managing broker. Again, in the second phase of a good CRE career I had mentors. And in fact I think that along the way I has semi mentors. Nothing where we had a written contract, not that we were working together on the same side of a deal. Some were the other side, some were senior CRE professionals that worked for the PM firms that I had on properties I was assigned to as an AM. Sometimes someone who just wants to see you succeed is a semi mentor. “You have already helped me so much!” 🤓 This is how the first session ended yesterday with my newest coaching client. He’s tried a ton of different things on his own to get his first multifamily deal but hasn’t been able to close on one yet. Unfortunately, his experience isn’t uncommon. This industry is hard to break into and even harder to be successful in. There are a lot of people who say… “I don’t need a MENTOR!” 🙈 Yea…I said that too… Then I realized that there was no better way to learn the business than from someone who was doing the business! I spent over $100k in total on group programs that didn’t get me to the closing table. After all of that investment, I still didn’t know how to underwrite a deal properly. A big part of the reason why I wrote Deal Savvy and created my own underwriting tool was because I don’t want others to struggle the way I have. I was so wrong on needing a mentor! ❌ I didn’t just need one… I WANTED ONE! I wanted someone to look over my shoulder when underwriting a deal. I wanted someone with a network who could help me solve the problems I didn’t know how to solve. I wanted someone who know what to look for because of missteps they made. I wanted someone who wanted me to close a deal just as bad as I wanted to. There is NO way I would have found the $80m in apartment assets across the country that I have ownership in if weren’t for my mentors. My newest client is on his way to his goal of 60 doors this year! 3 BIGGEST things a mentor/coach provides you with in real estate investing: You need coaches and mentors if you’re going to be an active real estate investor. Not going to mince words. This is a tough game and getting help is invaluable for 3 reasons: 🤔STRATEGY Ever heard the phrase “reinventing the wheel?” In my tech background I’ve said it countless times. It refers to re-implementing what someone else has already created. “Figuring it out on your own.” Sure, you can figure out the best ways to market yourself and provide value to people all on your own. But what’s worth more, the right to brag about that, or the years of time you save by not needing to figure it out yourself? 👀ACCOUNTABILITY Did you know that you are 95% more likely to accomplish your goals when you have someone to hold you accountable? I don’t think I’ve ever met a person who this wasn’t true for. When you have someone checking in on you, you don’t get to let things fall through the cracks. You either have to own failures or find a way to make stuff happen. And that’s not always fun, but it unlocks a ton of potential. 💪CONFIDENCE You know how I know that 95% statistic about accountability? Because I made it up. Becoming a successful real estate investor involves going out into unknown territory with confidence. Unless you’re exceptionally driven or ignorant, that’s a difficult thing to do. Don’t make up statistics. But sometimes you have to be confident when you can’t see the whole picture. And knowing there’s someone in your corner who’s done it before (who CAN see the whole picture) helps immensely when you’re outkicking your coverage. Pic related.
