What is the value of canvassing properties in industrial real estate? How do you do it? Who are you looking for? What are you observing in the field? What are the signals and unspoken signs of a company that might need to move? And what do you do with this new found intel? That was the subject of today’s training with summer intern Will O'Neil. He has already gone out on the field with Grant La Bounty, Chris Vassilian and Jeannette Cano. We came out of it with leads on a lease for 5,000 SF and a lease for 500,000 SF, in 2.5 hours, and learned several valuable lessons along the way. A few of them are: When you are in the field, focus on being present in the moment. Look in every open dock and gauge the capacity of the warehouse. Sense the vibe of the people you are talking with. Break the ice to turn an awkward introduction into a normal conversation. Think about what’s in it for them. and Focus on their needs not just the property you are marketing. Understand you are interrupting so don’t take too much time. Realize that the person you are speaking with may be going out on a limb when providing you with information. Demonstrate your knowledge of the surrounding properties. The list goes on and on. Great first week of many to come. Enjoy the weekend!

#day1 at the NRF Foundation Student Program in NYC, learning all about retailing from a wide array of really successful people. Here are some of my key takeaways... 1. Say 'Yes!' Every panelist touched on this idea of taking risks and saying 'yes' to things you normally wouldn't consider. Libby Edelman and Fern Mallis had a great conversation revolving their own risk-taking leading to success during their long careers in the fashion industry. Saying 'yes' could have some drawbacks, but the benefits typically seem to outweigh them. 2. Be Good at Your Job As I grow through my Boston University journey, I find myself researching, working, and learning about many industries. Some I like, some not so much. But it doesn't matter if your professor assigns you to a project in an industry you know everything about or nothing about-- it's about the Grit you go into the project with. Rick Jordan from DICK'S Sporting Goods named Grit as the top quality he seeks in employees and I can see why. If you have the Grit needed to be good at a job you don't love, you'll be able to grow beyond measure when your job aligns with your skills & values. 3. Passion Takes You Far Seneiya Navajas from UNIQLO & Kristin Shane from PetSmart both commented on this throughout the day. Kristin talked about this idea of passion being on a 1-10 dial that you can raise and lower as needed for various occasions. A board meeting might need it to be at a 3, but a pitch requires your passion to be at a 9. Although the intensity of passion can fluctuate, the ability to be truly enthusiastic about something is authentic, valuable, and seemingly hard to find. These are just a few of my takeaways, but as I go into the next day ready to speak with mentors, peers, and recruiters, I go into it with an open mind to learn more about myself and the people around me.
