Through our managed funds, the joint venture is set to acquire and develop an AUD$800 million pipeline of over 50’s land lease community projects. Driven by Australia's ageing population, limited housing supply, and affordability concerns, the platform will initially offer 1,200 land lease dwellings across the east coast of Australia. This move reinforces our commitment to sustainable and innovative projects that positively impact communities. The collaboration builds upon the success of our previous partnership on the Reside Communities retirement living platform, which has grown to more than 1,000 homes with a gross value of approximately AUD$1 billion since 2018. Previously we’ve invested in apartment projects in Brunswick and Ballarat with work underway since September 2023 on a build-to-rent apartment project in Melbourne’s inner west. The Kensington project is set to deliver 362 mixed-tenure dwellings – affordable, social, market-rate, and specialist disability – on the doorstep of critical public transport links and near Melbourne’s major hospitals. Many of our incredible members provide critical health and community services and often work shifts. They need access to secure, affordable housing near their workplaces and public transport. Australia’s housing gap is a challenge needing collaboration across all stakeholders, and a significant allocation of private capital. Assemble’s platform aims to help break down some of these barriers for investment by helping to build a strong and diverse pipeline of housing investment opportunities that aim to deliver the long-term, stable returns investors are seeking.

19 out of Australia’s 50 largest non-capital city areas hit record high property values! According to CoreLogic, regional Australia has seen a remarkable surge in home values, with a whopping 2.1% increase over the past three months - the fastest growth in nearly two years! Especially along Western Australia's stunning coastline, we're seeing impressive gains. Geraldton leads the pack with an incredible 8.8% rise, closely followed by Busselton at 7.7% and Bunbury at 6.4%. Queensland also boasts four of the top ten fastest-growing areas, with New South Wales, South Australia, and Tasmania each claiming one area in the top ten.

Working under the banner of regenerative real estate and impact development, I’ve found that success comes when you’re able to marry the right business model with the target impact. This is supported by a capital stack that enables the project, rewards investors, and delivers multidimensional returns to the community. It’s been a learning journey over the last decade into the world of finance which is what makes it so fun. There is endless creativity to play in that sandbox, from traditional capital to philanthropic and blended finance, to Private Equity and community based financing. I’m now delving into Opportunity Zones after having found ourselves working on the Marrowstone Inn project that is in an OZ. I tracked OZ’s when they first came out, but legislation has changed since then. If you’re unfamiliar with them, they are designated areas that counties have selected to incentivize investment. It has several huge benefits including the ability for someone to forgo a 1031 Exchange or to sell assets without having to pay capital gains. Those gains can be put into an OZ project and if the property is held for at least 10 years, then at sale the basis steps up meaning that there won’t be ANY capital gains tax in addition to a 15% reduction in the original capital gains tax obligation that was rolled in. If you’ve been tracking OZ funds, this isn’t anything new. But what I didn’t know is that not only will there not be any capital gains tax at the sale, but there also isn’t any depreciation recapture . The cherry on the top is that you can invest into an OZ project, create value in the project, and get the initial investment back tax and penalty free after 24-36 months when the project refinances out the construction loan. This is unbelievable to me. When there is so much pressure in the private equity world to sell within short time frames to generate competitive returns, this mechanism enables competitive returns, allows partners to be invested over the long term, and creates opportunities for investors to get their initial money back in shorter timeframes while still receiving long term cash flow and equity that is tax free.
