Australia has a significant undersupply of Purpose Built Student Accommodation (PBSA) but demand is higher than ever. CBRE’s Pacific Head of Research Sameer Chopra says, “Despite projections stock will increase by 19,000 beds across 2024-2027 and the Australian Government’s tightening of international student regulations, there will still be significant unmet demand, particularly in Sydney and Melbourne.” However, there is clear investor demand in the sector with PBSA assets performing well. CBRE Valuations Director Rosie Young says, "Student accommodation continues to perform well, with rents increasing significantly across the market. Occupancy levels also remain strong, especially for those assets near a university campus or transport hub."
