The Hotels & Operational Real Estate team successfully advised the seller on the disposal of the renowned Waldhaus Flims Wellness Resort in the Swiss ski resort of Flims. The buyer is an international, new to market investor, demonstrating CBRE’s ability to source global capital for unique assets in Switzerland.

CBRE Investment Properties has successfully completed more than 40 residential transactions YTD 2024 for a total volume of more than CHF 650 M. Private investors remain the most active buyer group in 2024, being associated with approximately 50% of total volume. In line with recent trends, we still observe a premium for ESG-compliant properties, as well as regulatory risks playing a larger role in investment decisions. Looking ahead, we anticipate the backwinds of lower interest rates and capital increases leading to a strong and highly liquid residential market throughout the rest of the year.

CBRE Investment Properties successfully advised a community of heirs on the sale of a prominent property in the heart of Zug. The building has an appealing architectural design and features high-quality office and residential spaces offering an excellent view of Lake Zug. The transaction shows that well-positioned properties in excellent locations continue to generate a high level of interest from private and institutional capital alike. The property market in Zug is characterized by strong rental fundamentals and a very low supply rate, which further increases the attractiveness of this market for investors.

CBRE Investment Properties successfully advised an institutional investor on the sale of two residential properties in the City of Zurich. One property underwent a comprehensive renovation, while the other was newly constructed, both featuring strong sustainable features. This transaction, highlighting on one hand the high and ongoing demand for properties in excellent condition that meet ESG criteria, further emphasizes the importance of location in investors’ decision-making process, significantly impacting their willingness to pay in strong macro and micro locations. The sale further demonstrates the competitiveness of non-institutional capital for core assets, with one buyer being a private investor and the other a foundation.

CBRE advised a listed real estate company on the sale of a mixed-use real estate complex in the city of Basel. The property is long-term let to Switzerland’s oldest university, the University of Basel, and has therefore attracted interest from various investor groups. This transaction shows that well-positioned commercial properties in Basel continue to generate strong demand, despite increasing regulatory restrictions in the residential sector.
