Building our new house...

We met with the builder on July 14th for our pre-construction meeting. We went over the plans for the house and discussed the building process. He told us that they would start with the footers on our house Thursday the following week (the 22nd) and that the foundation would be completed by the 30th. We were so busy packing and moving that we didn't go out and look at the house on a regular basis, but the footers were done before the 22nd, and the foundation was completed ahead of schedule too. We got a call that our lumber would be delivered on Wednesday the 28th and that they would probably start "craning it" on Friday.

The wood was delivered on Wednesday, but nothing else happened until the following Monday, August 2nd. Mamaw Linda drove by the house on her way home from work shortly after 9 am and saw that they had already gotten the walls on the first floor up. She came home and we got the girls ready and drove down there to take a look. We watched them for a while until the girls were getting bored and decided to go home. At this point, the framing on the first floor was nearly complete and they were working on the beams and flooring between the first floor and the 2nd floor.

We decided to go back at around 2pm to see how far they had come and they already had all the walls up on the 2nd floor. We stayed long enough to see them use the crane to lift the trusses and supports for the roof, and we saw them installing all the interior walls upstairs. They essentially put all the walls up in one day. At one point during the day I counted over 13 people there working on the house. When we drove by the following day to see if they had started anything new, the superintendent was there looking over the work and said that they finished up a few things that morning, and that the windows would be delivered in a couple days and they would be calling soon to schedule the pre-drywall meeting.

Whoa! Things are moving right along!

Moving...

We realized that we would have to move twice because our building contract was contingent upon the sale of our current house and they couldn't start building the new house until our house sold. Although they are building these houses pretty quickly, we knew there would be about a minimum of 2 months that we would have to live somewhere else until our new house was finished.

We had thought about staying in an apartment during that time, but Mamaw Linda and Papaw Ron offered to let us stay with them so that's what we decided to do. That way the girls would definitely be in the Monrovia school district before school started, and we could save some money in the process. So we were very busy packing up the stuff we had accumulated in the 12+ years we lived in our house and also trying to help Mamaw and Papaw empty and clean their spare bedroom and den so that we would have room to move our beds in. It seemed like the packing and cleaning would never end.

The closing of our house was tentatively scheduled for July 15th which gave us around 30 days from the time we accepted their offer until closing. The buyers agreed to give us 10 days after closing to be out of the house. So, we packed everything we didn't need on a daily basis and hoped that the deal didn't fall through. I kept waiting for "the shoe to drop" with the inspection... the appraisal... and luckily, it didn't. The inspection went well and there was NOTHING we had to fix. The house appraised for more than they bought the house for, and once the buyers mortgage stuff was all settled they called and asked if we were willing to close a few days early on July 12th. We agreed.

We moved pretty much everything except for our beds, clothes and other essentials into storage and on Saturday the 17th, we moved our beds into Mamaw and Papaw's house and spent our first night at their house. Over the next few days we finished up getting everything out of the house and cleaning it up. We officially turned over the house to the new owners on Tuesday, July 20th.

Our house was officially sold, we were moved in with Mamaw and Papaw and now maybe the chaos will slow down a bit and we can catch our breath from this whirlwind that started about 8 weeks ago.

Selling our house...

Since Ira was coming on June 1st to make arrangements to sell our house we worked feverishly to get the house decluttered, cleaned, painted and ready for pictures to be taken for the listing. Luckily we had been working on it a little here and there during the year since we had been talking about putting our house on the market for months and months and just hadn't gotten everything done. We hurried to finish the flower box in front of the bay window, and added mulch to both flower beds. We painted the living room, hallway, kitchen, entryway and the girls' bedroom. The closets and the garage were a mess, but the rest of the house looked pretty good.

Ira came out, showed us what the houses in our area were selling for and told us that he recommended that we list the house for $89,900. This was WAY less than I anticipated since our house was worth over $100,000 and the last realtor we spoke to seemed to think we would list it for closer to $105,000. But, I looked that the houses currently on the market and there were several foreclosures in the area listed for less. There were also a few houses listed in the 90's and 100's but they had either been on the market for a long time without being sold or were much newer homes than ours. After seeing a listing for a house with an identical floor plan as ours, same sq ft, built about the same time, and it had new carpet, fresh paint, a deck, and was listed at $89,900 we decided that we would probably be lucky if we would get it ours to sell for close to that. So we agreed to list the house at $89,900 and he took the pictures, we signed the papers and he assured us that he would get it listed before he left for his cruise. He provided us with a "net sheet" that showed us what our net profit would be if we accepted an offer for $85,000 and after closing costs and everything we would end up with around $1500. Boo. Oh well, at one point while we were in bankruptcy we considered just turning the house over to the mortgage company with a deed in lieu of foreclosure so at least this is better than that.

I had heard people say that the first few weeks after a house goes up for sale are the busiest, and that it was best to make sure the house is always ready for showings. Scott thought I was crazy and was sure we would have plenty of time to get the house the way we wanted it for showings. Luckily though, he humored me and we continued to constantly work to get things done to make the house look as good as possible. Our house officially went on the market on June 2nd although the pictures and listing didn't show up properly until June 3rd. Ira assured us we would be in good hands with his partner Randy if we had questions or concerns while he was on his cruise.

We got our first call to schedule a showing that weekend and our first showing was set for Monday June 7th. We got a good feedback from the showing and the realtor said they were interested and they had to talk to their mortgage company. I figured they all said that and didn't really think too much about it. We had several more showings that first week but didn't really get much feedback from the other showings. Friday evening I get a call from Randy and he tells me we have an offer on the house. The offer is $87,000 and they requested we pay $1500 of their closing costs and that we purchase a home warranty for $399. We already anticipated that the buyer would request the home warranty and we knew that most buyers would request up to $3000 in closing costs, so we were shocked that we had an offer that was so reasonable. Randy suggested that we counter offer and ask for $88,000 but aside from that he said it sounded like a really solid offer. We agreed, and countered the offer. They accepted the offer the following day. Holy cow, did we really just sell our house in 9 days?

Again, things just seem to be falling into place. It seems too good to be true.

Lots of updates...

Wow, a lot has happened since my last post. The girls graduated kindergarten and their last day of school was May 24th. They were sad that school was over and that they wouldn't get to see Mrs. Abernathy, Mrs. Vollmer, or the office ladies Penny and Nancy anymore. This brings me to one of our big updates. In our school district all the kindergarten classes were in one building (mostly) and then starting in first grade the kids would attend one of the 5 elementary schools, so they won't have a chance to see their teachers in the halls or see the same office staff and likely won't see many of their classmates. Based on our address, our girls would attend Stephen Decatur elementary for first grade. I was not happy about this. Scott and I both said that we had hoped to be moved back to the Mooresville/Monrovia area by the time our kids started school, but it didn't work out that way. Then, once we enrolled the girls in kindergarten at Decatur we said we were going to try to sell our house and move during the school year. That didn't happen either. So, when the end of the school year came and we realized that our kids were going to be enrolled in first grade at S.D. we decided we needed to do something about it.

I decided that since the kids had to start at a "new" school next year anyway, that it was a good time to go ahead and move to a new school district. We had been debating for a long time over whether we thought it would be best for them to be at Monrovia or Mooresville, and we decided that we would be fine with either, but we were both leaning toward Monrovia. We made up our mind that we were going to put our house up for sale during the summer and start looking for houses. Everything from that point on happened so quickly that we've barely had a chance to soak it all in.

We hadn't had the best luck getting preapproval for a new mortgage since our bankruptcy was finished. We kept getting told different things from different people but we couldn't ever get a definite approval from anyone. I decided (mostly out of curiosity) to stop in and check out the housing addition that was started in Monrovia by CP Morgan a few years back. CP Morgan ended up closing and no new homes were built there for a while. I had heard that Wesport homes had bought the properties and were starting to build so I wanted to see what they had to say. That decision set everything in motion.

The day after the girls finished school I took them to their dentist appointment and then drove out to Homestead to get the scoop. Barry looked like he was about to leave until I pulled in and started walking up to the door. I told him that I grew up in the area and we were thinking of moving back. We looked at the model, he gave me several floorplans to consider and asked about our finances and credit. I told him about the bankruptcy that we repaid and our current finances thinking he would tell me that there was nothing he could do for us. He told me about some special USDA financing that I had never heard of and told me that he could get me into a big 2 story, 4 bdrm house for less than we pay now. I thought he was full of hot air, but decided to let him run our credit and agreed to come back with Scott on Saturday to talk more about it. He assured me that he would contact me once he got our credit reports back and let me know how things looked. I got an email from him the next day with our credit reports attached saying that our credit looked great and that we had nothing to worry about.

After much discussion we decided that something about this situation seemed too good to be true, but we would go ahead with it and see what happened since we weren't getting anywhere with other mortgage companies. Barry had mentioned that he knew a realtor that he thought would be good to sell our house if we were interested. So we made arrangements for his realtor to meet us on Saturday when we were scheduled to meet with Barry. Again, I am thinking that things are going too smoothly because I didn't expect both a salesman and a realtor to be so eager to meet with people on the Saturday during Memorial day weekend. But, we went along with it and during the meeting decided to proceed with getting loan approval to build a home in the addition and to proceed with getting our house on the market with the realtor Barry suggested. Ira was with FC Tucker and was supposedly pretty important with the company and teaches classes on how to properly price homes, etc. He asked how soon we wanted to get started because he was leaving on a cruise the following Thursday. We said as soon as possible and agreed to have him meet at our house on June 1st.

First visit from the toothfairy!

Emily's tooth has been very loose for several days now, but every time I tried to pull it she would back away from me and start whining that it hurt (even when we put some orajel on her gums first). Daddy has tried too, but she just wasn't ready and we couldn't get her to sit still enough to get a good grip on the tooth. (Those little buggers are difficult to get ahold of!) I even told her that if she pulled it herself I would ask the toothfairy to give her an extra dollar, but she kept saying it hurt.

Anyway, while we were at dinner with Mamaw Linda and Papaw Ron tonight she was showing Papaw how loose it was (I nearly got it pulled out two nights ago so it was VERY loose) and I asked her if she wanted Papaw to pull it for her. She said no, that she wanted her mommy to do it so Papaw convinced her to let me try again once we finished dinner and got back to their house. I had forgotten about it by then, but the first thing Emily wanted to do when we walked in the door was pull her tooth, so I did and it came out after two tiny little pulls.

She was SO excited that it didn't hurt, and she was running around the house showing everyone. It didn't even upset her much when she looked in the mirror and saw that it was bleeding a little bit. I explained to her that it was normal and that all she had to do was rinse her mouth out a few times and if it wasn't done bleeding we would get her a washcloth to put on it. She rinsed her mouth out and everything was fine. She said she was very glad to get it pulled because now it doesn't hurt anymore.

So, I guess that means it's one tooth down, 59 more to go? Yikes, with 3 kids losing teeth at the same time, we will be putting a nice dent in the toothfairy's pocketbook! I think the toothfairy has decided that at our house the first tooth will get $2 and each tooth after will get $1. I wonder what the toothfairy pays at other houses?

Boyfriends...

The girls spent Saturday evening with their boyfriend Landyn at ChuckECheese celebrating his birthday. Originally it was only Emily's name on the invitation, but when I ran into his family at school (they were having his class party) and mentioned the invitation they quickly said that they didn't realize Emily was one of the triplets and that all of the girls were invited. I felt bad about it at first and thought it was kind of like inviting ourselves to the party, but as it turned out it was a good thing we came because we were the only ones who showed up! Everyone had a good time though and although his family isn't comfortable with the the idea of him being anyone's "boyfriend" I think I explained to her that the girls don't really mean it like she thinks they do. He just happens to be their favorite friend that is a boy, they aren't looking for a romantic relationship with him. (Well, Emily might...in a few years, but I'm not going to let his family worry about that now!)

The girls talk about growing up a lot and how they want to be a princess (a bride) and marry a prince and that after they are married they will get to kiss and have a baby and be a mommy. (and then they always ask if I will be the baby when they become the mommy, and I explain that I will be the mamaw when they become a mom and they always think that's hilarious for some reason). Anyway, at first they all named male relatives as their "princes" and it was daddy, Uncle Chad and cousin Nick Rutan. All of a sudden, Emily has decided that Landyn will be her prince. She's a girl after my own heart...she's planning to marry a boy that's her friend first - worked for me! It's cute though...she says "Landyn's going to be my prince and we will have a baby and name it Linda." I usually reply with "okay, if you say so" or something like that and now she started adding "and mom, I'm not going to forget". Wow, so now she can read my mind too?

Madison is still saying that she wants Nick to be her prince...she always describes him to me each time she tells me. "you know, the one with the long black hair that I was thought was scary, but now I'm not scared". I tell you, that girl is going to give me all kinds of trouble during her teenage years. She has a thing for the boys that look like they are troublemakers. She's going to like the bad boys. *sigh*

Alexa just might give me a different kind of trouble during her dating years....her comment the other day made me stop in my tracks. She said "I don't want to marry a prince. I want to marry a princess!"....I hesitated, trying to think how I should respond to that and during my hesitation she went on to explain that she wanted to marry a princess because she didn't want to dance with a prince at her wedding - she wanted to dance with a princess in a big pretty dress. So I explained to her that when it's her wedding SHE would be the princess in the big pretty dress. She thought about that for a minute and then said she's not sure if she would rather marry a prince or a princess. Ummm....okay. Not sure how we will handle a dilemma like that if she's still undecided during her dating years, but I'm going to try not to worry about that until we have to.

First loose tooth & medical updates

We noticed this past Sunday that Emily has her first loose tooth. She's been wiggling it often to loosen it up some more because she's ready for it to come out. I tried to pull it for her tonight, but it isn't quite loose enough for it to easily come out so we decided to try again in a day or two.

Alexa had her eye surgery and things seem to be going pretty well. The sutures on the left eye look a little worse and seem to be healing a little more slowly than the right eye, but it was like that during the last surgery too and the doctor said that the left eye was worse so I guess I shouldn't be surprised. Her eyes started getting really goopy and yucky on Saturday and it was so bad that I had to wipe gunk out of her eyes every 45 minutes so I called her surgeon and he called her in an oral antibiotic. Even just an hour or so after the first dose there was a noticeable improvement. Looking back, it should have occurred to me that she was probably getting sick and that it was just showing up in her tear ducts first.

The reason I should have thought of that was because Madison was diagnosed with strep throat on Thursday. I thought we had escaped without the other girls getting sick until Emily was sent home from school on Monday. I took her to the doctor and sure enough she tested positive for strep throat too. I was thinking that it was odd since it had been 4 days since Madison was diagnosed, but I now realize it's possible that Alexa was starting to show symptoms on Saturday and because we started antibiotics so quickly her throat didn't end up hurting as badly as her sisters did. In my opinion, the major perk of summer vacation is that my kids will hopefully get a break from being sick. Each of the girls have had strep throat 3 separate times this past year, plus they've each had ear infections and sinus infections. I just realized that the girls have been on an antibiotic nearly every single month since school started - that's pitiful!

Still no news yet about Emily's kidney stone. They had us do a 24 hour urine collection and that was sent off on April 1st. The results usually take about 4 weeks. I got a letter in the mail this week saying the results are back, but when I called to find out about them I was told that we won't find out the results until our appointment with the nephrologist on May 26th. I have a feeling that she may have already passed the stone though. When we were doing the urine collection, there were times when I noticed small sand/rock-like sediment in her urine, so between that and the fact that she hasn't had any pain or problems since I am hoping that it broke up and she was passing it then. If I understand correctly, the appointment with the nephrologist will mostly be to try and determine what is causing her to have stones and how to keep from getting more of them.
